Step 5: Home Inspection

Home, Radon and Stucco Inspections
Your sales contract may contain a number of inspections as a condition of your sale. Whether or not you include an inspection in your offer will depend on market conditions, the property, and your comfort level. The most common inspections include a general and radon inspection. We are happy to provide you with recommendations on home inspectors.
Home Inspection
The purpose for an inspection is to uncover any significant situations that might cause you to renegotiate your agreement or, in extreme cases, even void it. Consider scheduling your inspection at the time you prepare your offer to purchase. Inspections should take place within five days of your signed offer. We suggest that you be present for the entire inspection. Most will take two to three hours.
Radon Testing
Radon tests may be performed by your home inspector. It will take three days to obtain a reading with reasonable accuracy. Radon is an odorless, colorless, cancer-causing radioactive gas that is produced by the breakdown of uranium in soil, rock and water. The Minnesota Department of Health (MDH) recommends that every Minnesota home be tested for radon. If radon is detected above the allowable limit, a radon mitigation system will need to be installed in the home.
Stucco Inspections
It is important to have a stucco test to determine the levels of moisture in the sheathing and cladding. A stucco inspection will tell us if there is any damage in the wall cavity.
